A Roof Leak After AC Work: Where the Work Meets

Flat commercial roof with packaged HVAC units near an office building

A new stain after air-conditioning work is useful context. It does not prove that the roofing or the equipment caused the water, and the repair needs to follow the source.

Timing is useful context, not proof of the cause

You notice water after equipment service and naturally connect the two events. Mention that timing when you ask for help. A disturbed roof detail can be relevant, but an air-conditioning condensate problem can also produce water indoors. Those causes call for different repairs.

Wylie Roofers helps with the roofing side of that question. You can start with a roof repair inspection and describe where and when the water appears, along with any recent work. You do not need to go onto the roof to identify the opening.

The goal is to establish the source before treating a roofing patch as the solution. Replacing shingles will not correct a blocked condensate line, just as mechanical service alone will not rebuild failed roof flashing.

Roofing details around equipment need continuity

Where equipment or piping passes through a roof, the water-shedding surface must continue around the opening. On a shingle roof, that may involve a compatible boot or flashing tied into the shingle courses. On a commercial membrane roof, it may involve a flashed curb, pipe detail or membrane connection.

Access and later work can disturb or damage these areas. A compatible repair needs to restore the connection to the surrounding roof, with any affected layers below assessed as part of the scope. The fact that a joint is near equipment does not make a general bead of sealant the right repair.

Get the right part of the problem repaired

Roofing work addresses the roof covering, flashing and related water-entry details. Condensate drainage, equipment faults and other mechanical issues need the appropriate mechanical trade. If the concern crosses that boundary, the work needs coordination rather than an assumption that one trade’s repair resolves everything.

Commercial owners should also identify equipment access and any operating constraints. Our commercial roof repair page explains the membrane, moisture and drainage questions that can expand the job beyond a visible opening.

Interior drying and restoration come after the source is controlled. A stain being painted over is not evidence that the water problem has been corrected.
