A storm date and an installation date are different

When a storm is as memorable as the April 11, 2016 Wylie event, it is easy for the date to become shorthand for the age of local roofs. But roofs did not all follow the same path afterward. A particular roof may have been replaced, repaired or left in place. The event record does not settle which one happened.

The house’s construction year leaves a similar gap. It dates the building, not necessarily its current covering. A later reroof can change the material above the deck while other parts of the assembly remain older.

Use the history to ask better questions about the roof

Known work history helps explain what the roofer sees. It can identify a product, a past leak location or an area altered for equipment. Current condition then helps determine whether a defined repair is suitable, wider deterioration needs a replacement plan or no immediate work is indicated.

There is no need to use a neighbor’s replacement as a deadline for your roof. The useful decision is based on your covering, its connections and the condition around any problem. A well-known storm date is context for that conversation, not the verdict.
